Jennifer’s New Laundry Room

 

Jennifer’s laundry room was a cabinet in her kitchen. She wanted to move the laundry room to this bathroom linen closet, and gain some storage space in the kitchen. So Jeff was able to convert the closet into her new laundry room. So that she didn’t have to do her laundry IN the bathroom, Jeff suggested making it accessible from the hallway, which Jennifer loved…

Left:You can see into the bathroom where the linen closet access is, and you can see where Jeff has started to remove the dry wall to create a door way. Right: You can see the opening for the doorway is being prepared to receive the new jam.

Jeff removed the pull chain light fixture from the ceiling and placed it on the wall above the hallway access door since it’s previous location would have only cast shadows of the stack unit and not really provided needed light.  With it shinning from the front, the light would actually be shinning on the front of the unit.  You can also see that the light was wired to a switch for easier use.

Once the tile floor was laid Jeff installed this custom floor vent for the dryer exhaust.  What he was looking for to run the ducting through the floor didn’t exist at Home Depot so he made this piece from parts made for other uses, and it worked perfectly.

Then the electrical was installed.  The dryer runs on 220 and the washer runs on 110 so Jeff had to run a separate outlet for both.  The 110 outlet was fitted with a GFCI outlet which is standard in wet areas.  The drywall was patched and the room was painted. then the cover for the washer box was installed.

          The wood flooring from the hallway was finished off with a threshold, and baseboards were installed.

And the laundry room Jennifer was needing was complete.  The door to the right in the photo is old linen closet access from the bathroom talked about before.  They decided to leave it to make access to the back of the unit much easier.

Wheeler Powder Room

 

The Wheeler’s have a small main floor bathroom, that needed an update.

The linoleum flooring and fixtures were removed before getting out the camera so the before photo is actually post demo.

Jeff accompanied Mrs. Wheeler to FLOOR AND DÉCOR where they have a great selection of well priced tile.  They  were able to find 3 tiles that she liked and were able to come up with this design.  As you can see there is the darker tiles on the outside edges, the accent brick pattern strips in between, and then the lighter tiles on the inside of the accent tiles which we turned on a 45.  This is great if you want the look and feel of a rug but you don’t want to cover up the beautiful flooring itself.

In these photos you can better see the detail and coloring of the tile. You can also see we used the same darker outer tile as a tile baseboard.

I liked that we were able to frame around the toilet, and it just added more dimension to the tile job.  The plumbing was then reconnected and the anchor bolts were trimmed, then caps placed to cover them (not pictured).  The Wheeler’s were very happy with the outcome, especially given the fact that when you have such a small space to work with it’s hard to do something that brings life to the room without overpowering it or making it seem even smaller.  This definitely opened it up and gave it the update it needed.
